Maybe start with the broker and ask if you can see rented listings that are similar to your property from the last 6 to 9 months.I would emphasize that although their personal cut from the rental will be small(likely 1/4 month rent), it will hopeful build a profitable relationship involving buying/selling and much more renting :)A major red flag is if the agent pushes you to sell, unless you just get a ridiculous offer.

There have been some clever workarounds in the past, but once a pattern emerges that raises red flags, the banks legal department figures out a way to put and end to it or at least make it more difficult.

I mention the "in person" part as well and I'm NOT saying to hide or obfuscate the fact that you're from AZ at all, but I'd see that part as raising a HUGE red flag for the handful of inspectors they likely have.Now, I NEVER advocate anyone rehab in WI and not pull ALL needed permits in any city here, besides problems with the municipality, you're leaving yourself open to massive liability for many years after you think that house is sold and long gone of anything goes wrong, like an electrical fire in a house where unpermitted wiring was done.

In Huntsville you have a special situation: the people working in the Red Stone Arsenal do spend 2-3 years there, so they rent the houses because of the short period (not because of low credit score).I think you have good (un-risky) tenant (high credit score) with pretty high rent.Nevertheless, if you choose a 4-plex, you will have a strong apartment building competition in Huntsville.I was thinking about 4-plex but I can not afford higher risk than SFH since I live in Italy.
