I don't mean I'm scared that it smells like pee that I don't want to buy it in a matter of fact I know that it'll scare off most people, but I have read threads on BP from rehabbers who have purchased smoke filled homes and animal smell stained sub floors that no matter what they did, they could not get rid of that smell.

I'd trust that more than some random cabin, any day of the week.While true, smoking is down significantly over the past 20 years (maybe as much as 50 percent) and real estate allows you to get 5-8x leverage without a margin call.

You need to show every single thing you could possibly take off for, such as broken blinds/windows/missing smoke detectors, holes in the walls, etc.
