Once you have skipped traced your targeted audience, I'd say text campaigns, and cold calling are two of the cheaper routes to go vs, direct mail or PPC.

For those interested in the multifamily market, I recently scraped the list of all multifamily in Austin building after 1980 that's at least 4 units and the owner information through skip tracing and found some interesting data bits.Let me know if there's more information you'd like to know about the Austin Multifamily market, or DM me if you want me to scrape data for your cityThe real estate cycle I put a hard cap at 1980, but most of the supply is 30-40 years old since it tracks with a massive Texas oil boom and bust that really set back the real estate industry.

Also, at one point her voucher was FROZEN because she kept skipping her Section 8 appointment which resulted in The Housing Authority not sending me their share of the rent (which was the majority of the rent).

Still living there and refinanced at a nice 2.75% rate.Looking back (of course with hindsight being 20/20), I do regret putting so much control into the hands of the platforms (AirBnB and VRBO) and going forward plan to only invest via flipping or multi-family residences... it's the way to go.The roofing company is still running smoothly through COVID, barely skipping a beat.

**I invite friends out to beautiful Lake Merritt for a drink instead of going to the bar.I skip cable and satellite TV and watch things on occasion on Hulu.I have always received free furniture off of Craigslist or from friends, in decent condition, but of course never really what I wanted.MY RECOMMENDATION FOR OTHERS STARTING OUT WITH LITTLE CAPITAL, OR DON'T HAVE THE EXPERIENCE OR AGE, PUT YOUR MONEY TOWARDS RE INSTEAD OF "NICE STUFF!"
