The buildings have an upper level with units and a lower level with units.

They are all very different and require a very different skill set to survive.

It's a gamble in some ways, as I don't know if I'd be able to build what I want due to zoning.prop #2- crappy neighborhood. 1/4 acre, BUT-has a single family house, small garage, plus warehouse space that's ~2500 sq ft. zoned C. cheap. house is also a total rehab. closer to "move in ready", but honestly, the crime in the neighborhood is to the level that I don't think I'd bring my kid there now.

Like anything else it just takes time to work on your skills.

The Houses were leveled, 2 townhomes were built, and each sold for $675k each.

When you find yourself on a texting basis with people constantly doing deals you’ll be amazed how soon they pull you up to their level.

I actually think estimating rehab costs accurately is the most difficult skill to especially if you don't have construction experience.
