Like a PM said a condo across road from the beach only generates 30k revenue  but my sister lives in a neighborhood 30 minutes from the beach and the owner of a house next to hers claims it pulls 60k....

Just make sure however you sell it is to an owner occupied and not to a mobile home flipper who will pull the home, resell and relocate. 

If they are paying, keep them on month to month.Our renewals 60-90 days before the lease ends....say something like your current rent is $1500, we are increasing rent to $1550 starting June 1st....and you as the owner get to choose one of two options....continue month to month at $1750/month, or sign and return 1 year extension by April 10th, or option 2, your lease will end on 5/31.I say do everything you can to keep tenants that pay. 

He agreed to selll to me for 88K, rent to own for 4 yrs with 10% down paid in 200 dollar installments and owner financing.
