I have been on my first Multi hunt and have been struggling with the idea on getting my desired location of multi vs multi that are much cheaper but further up north where I don’t really want to live but for the sake of getting into my financial freedom financially makes more sense.And while going to shopping for multi I definitely saw having tenant in as a plus but your article opened a door for additional perspective.I agree lowering the rate on rent is good idea.

We have our on-site cleaners, and then a floater who functions as backup for the occasional mess, and to haul laundry which is taken care of off-site, then bundled back up and bagged, to be picked up early in the day before the next turnover.

Not sure on the niche I want to go after....Though recently I have given two leads (a flex space and a strip shopping center 8 units) away to a commercial agent because I didn't know how to analyze it.

It has a mix of cash flow and appreciation, average multifamily around $180k. https://www.noradarealestate.c...We are starting to see Dayton boom as well, due to huge investors and corporations like Intel choosing to set up shop in these areas.

Would need them to change out linens and place dirty linens into bags. 

Also for the tenants they can go to power to choose which is an online marketplace to shop for the best electric rate and company with reviews, and cost. 

Not saying you can't look at 15 applications and select the best in some situations, but sand bagging and holding out can lead to problems where you'll be hiring an attorney!
