In my discussions with other pros, brokers, and the more seasoned investors that have been doing this for a while I've gathered a few notes that might shed better light into the situation. 

Does it carry much weight?  

I have a deal that I am working and I plan to obtain the land through a quitclaim and flip it to my end buyer through quitclaim I already have my buyer, my question is, the deed is In The name of three siblings but one of them is deceased but the other two siblings that are alive has agreed to sale it to me    Can this be done if the two that  are alive sign  the quitclaim, or if not can someone  please shed some light on how I can get this deal done?

The lottery was set up as a weighted lottery.  

Although more expensive, I swear by Grohe (as do most plumbers worth their weight).

Obviously calculating income for your numbers is extremely important but not much weight is put into that for the appraisal.  

Business to Business allows them to shed lots of the red tape that goes with getting a mortgage.So, I see lots of different types of structures for Real Estate. 

An agent up there would be able to shed light on the current market in that area for you.
