because I have never used an online background check service like smart move I assumed that the process online would be virtually identical to the paper process that typical tenant would go through when renting any property.

My wife actively helps with the business, but I've never explicitly paid her with a W-2 or anything like that.  

An owner in Arlington, VA requires all tenants to have active renters insurance as a condition of the lease and they have the owners insurance, I'm not sure what else is needed.
