Were you relying on your GC to over see most of the work and keep on schedule or did you stay active in managing things?  

Depreciation schedules, HVAC/Mechanical useful life schedules, etc.  

Since then we have purchased two more single family rentals and are scheduled to close on our 4th house on Feb 13th.

The lender will not give you credit for your rental amounts since you have never been a landlord before (need 2 years history on schedule E), but since you qualify for the payments with your own money, it shouldn't be an issue.

I have looked at meetups.com and there are some real estate meetup but the times doen't fit my current schedule.
