In C class property you don’t have to install granite countertops, just fix anything that is not functional and clean anything that is.

From my observation most small management groups fall into managing other peoples property because they are already managing their own robust portfolio and they see the big cash in the power that bigger management comes with. 

The floor layout was just too small to functionally accommodate.

If you are looking to rent, the windows and siding will probably get you better rents as they affect the curb appeal or the functionality of the home. 

As you can create multiple companies (and would really recommend doing so if you have different ownership structures) or use the class function (to track separate items for each property in one company file; though you do have to use a bit of caution and make sure that every transaction is coded to a class). 

If the repair is critical to the function/market value of the property, we're going in.
