at this site i have found so much info that i find it hard not to be here and learning more....ultimately, i would like to have several properties that produce cash flow, and allow me to be able to not worry about how to make a deal and do it with confidence... i would also like to have multifamily units along with the single family homes, and the start to that is this home, even though at this this time there is no cash flow from it and may not be for a couple of years, but, no-the-less its a start...thanks

Afterward, the level in the basement was 1.5, and the level upstairs was 1.1.My experience is anecdotal, but this tells me that passive systems are overlooked, because it's easier to build an active system and guarantee results.

For Buy/Hold rental, unless you can rent it for 4k a month, your expenses (taxes are high in denton and collin counties, hoa, etc) will outstrip your revenues and will result in negative cash flow.

Also would recommend section 8, because the housing authority will somewhat educate the tenant on their responsibilities also.Renting is what you want it to be.Also recommend reading Landlording on Autopilot, will give you some insight on educate your tenant for the best results.
