Naturally, it has to cash flow well and all the rest of the metrics have to work, but your market is not dissimilar from mine and I an do it here all day long.Thus, this little house monetizes doubling if your portfolio - not too bad I think.

And I have a question about security deposits. 5321.16 Procedures for security deposits(A) Any security deposit in excess of fifty dollars or one month's periodic rent, whichever is greater, shall bear interest on the excess at the rate of five per cent per annum if the tenant remains in possession of the premises for six months or more, and shall be computed and paid annually by the landlord to the tenant.We're planning to charge $650 for rent and from what I've read, the security deposit should be about the same as one month's rent, so a $650 security deposit.

Option prices can be paid in any agreed manner, by lump sums, periodic payments, monthly scheduled payments or as any other installment purchase agreement.

I don't invest in Georgia so I don't know those state laws.10 years seems to be a common expiration period for tax liens, but again, you need to look up Georgia state laws to be certain.
