I wish to but up a 5 story mixed use building, 1st. floor retail/restaurant 2nd to 5th apartments. 

In the area where this house is located, there are high rents and typically a lot of not-so-high-paying jobs in retail, restaurant, hospitality, where there are lots of folks who live in the area, but cannot afford the high rents.

I know you mentioned the shutoff was a little rusted which prevented it from being fully shut off. 

What if your water main shut-off valve breaks when the plumping is only partially installed?

I used to work in restaurants and the amount of work I had to engage in on a typical insanely busy 2 hour lunch shift FAAAR exceeds what I have to do every 2 months. 

If feel this could quickly turn into another rant against wholesalers, maybe you can be more specific with your response to help out instead of just quickly hijacking a post and shutting them down.

Criteria:- List price of $215k or below that is basically move-in ready- 3 bed/2 bath or 2 bed/2 bath- Monthly HOA fee that does not exceed $500- Complex that will allow rentals (it's ok if they have some restrictions such as a wait list or a specified number of units that can be rented at one time)- Ideally the complex would have pool and tennis, but at least one of the two is fine- Relatively close to restaurants/shopping, parks, and/or a major attraction (i.e.

Frequently they are held on off-days at local breweries or restaurants.

I think we can do this easily be eating at restaurants 1 less time per week.

Items of risk: being shut down by municipal authority, liability and not being covered in the event of a catastrophic claim (fire).
