We did an extensive renovation of our 2400 sf home -- not an inch was un-touched in this Reno, which included relocating the kitchen and laundry, expanding two bathrooms and cosmetic changes to a third, moving walls, removing a wall, refinishing the flooring, painting, etc.We hired an interior design firm to help us with it all.

But I think it will come back strong because companies like Google and Apple have too much real estate capital invested here to relocate now.2)  I think that an OOS real estate investment of this size would have returned lots more cashflow over the past 2 years and some appreciation too. 

After relocating from the West Coast to beautiful Tennessee and buying our own home to live in (and spending a few months rehabbing that), we were ready to buy our first new rental in our new Home State.

It looks like I will likely be re locating to the Boston area and Zillow seems to have plenty of options showing north of Boston/South of NH.

Hi Kyle,Here are my two cents....La Pine gets a bad wrap around here but the reality is, most of us non-native Central Oregonians relocated here for the mountains, the rivers, and the 300 days of sunshine every year.

Hi Elliot, I'm in Philly and could probably recommend Philly resources if you go that route, although I think that would prevent you from getting either a 203k or FHA loan unless you were to relocate here, as I believe they are owner-occupant loans?
