I guess if you accept them you will find out what that means in practice.My concerns would be non payment of rent related to break up of the group, and rapid turnover leading to a search for a new tenant.

I have been looking in Grand Rapids for a while, but considering I'm purely investing for buy-and-hold cash flow right now Muskegon appears to be a better option considering it is a less heated market and I can likely get properties cash flowing at the same rate for 60-70% of the price of Grand Rapids properties.
