I've had particularly bad luck with US Bank in the past, they had terrible customer service and too many nickle and dime things that just irritated me. 

We have two 1 year olds so being in a safe neighborhood is vital to convincing my wife that this is the best move to getting to financial freedom as quickly as possible.

So being on a tighter budget this time around with less time to put ALL my life into flipping a house (at least for now) for a quick sale,  i figure my best bet is to start through a rental.  

Any recommendations for a super quick HELOC?

@Peter Bui,I also forgot to mention you may want to have a quick chat with a closing company and/or attorney where the sale will occur to talk to them about specific documents your state may require.  

Keep running your numbers and be ready to move quickly when you do find the property that works for you because chances are that if it really is a good deal then someone else will be ready to roll if you're not.
