As far as I know, marijuana is not allowed outside, medicinal or not.As to whether or not it's allowed inside, I think the laws/bills that allow for people to carry it/use it inside for medicinal purposes will give the users legal ammo to use against landlords.

The money you cite above should be able to be used for ANY purpose.

It's a good idea to have a plan before you just go deducting everything wilynily in order to take a loss for tax purposes.

@Bill Coleman If they are to grow in the basement, then you will need to work with them to construct a purpose built room - preferably one with a vapour barrier between it and the rest of the house and with its own air intake and exhaust.  

In IL I know commercial purpose loans on 1 to 4 an NMLS license is not required. 

That's where your paid saleperson comes into play... they don't get a split they worked for nada on that property, broker is still compensated 1% for his license / insurance.Unless you are trying to pull money away from the rehab entity for tax purposes I would stick minimizing the cost rather than getting a return check (which is what we do: we are structured across 3 companies: rental, construction/flip, and brokerage).
