What steps should I be taking right now to prepare myself to buy my first investment property?

Hi, I am newly under contract for my first investment property, a duplex we plan to live in and rent out.

I'm new to BP and trying to build a team as I dive into more frequent and long-term profitable REI.I've been doing SFH rentals over the last 15-18 years, but it's all been very traditionally financed (ho hum, 30 yr fixed) and as such has limited my ability to invest more frequently, and grow a portfolio.I'm here to learn how to use more creative financing strategies (private money lending, Sub-to, seller financing) to acquire 2-3 units (duplexes, tri) and 5+ multifamily properties. 

Purchase price: $155,000 Client bought a condo in July 2023 to have as a Air BNB property.

I'm a licensed realtor with Keller Williams Realty Partners in Overland Park, Kansas and would like to connect with some investors in the area looking to buy or sell investment properties.

What I do offer is a perspective of syndication versus owning the properties yourself.  

What're some positive and negative stories you guys have of using little to no money to purchase property? 

I’m considering purchasing a rental property or two in the Dallas area to use as a STR revenue generator and get my feet wet for some passive income before I retire.
