If you don't feel comfortable, hire them to handle it for you.I would post notice and start the eviction process.

If you back out of the deal post eviction then the seller is stuck with placing tenants.

They can't, which is why they just post a link and disappear.

Posting on the MLS creates situations where people are coming and going constantly.

There are a lot of details you haven't filled in in this post (which is fine), but you will likely need a key principal to co-sign loan and a contract with an experienced property management company.The key principle will co-sign the loan to help show the net worth and liquidity needed for the underwriting department.  

There seems to be a lot of speculation in the post and the answers provided can only be speculative in nature given the information.

Now, if you’re speaking about some gurus who promote subject to without safeguards to be used by people with no experience or financial ability to withstand a foreclosure action then I agree that it can be an irresponsible act.
