Some chance this is confusion over the sale and upcoming change of where rent should go on which could be on either party. negotiate a discount off the price or see if you can have them escrow 3-6 months of rent if you want to go forward. 

Alternatively, if your headache is entirely just from having to think about the property, maybe it would be better to pocket the potential $350k profit from the sale and move on.

The reason I think this works is many of the sales will be to owner occupants and that's what create neighborhood stability.
