There are a fair amount of people spending a decent amount of money monthly, to market for properties in Chatt. 

If they move and you have to spend a lot of money to bring the units up to date, ie, flooring, paint, etc. then it might make sense to raise some but still cheaper than they could get if they move.

If you didn't spend 15k to remodel a bathroom, I'd be tempted to keep this house. 

The seller can believe all they want, they can believe there is a gold mine under the house and price it accordingly but they will only get offers for what people are willing to spend.

After spending 15k and 1 month full time getting their projects ready to sell, I was fired (?!)

I have recently made an agreement with a private money source to fund my house flipping endeavors.

I don't spend but about 10 minutes a year on BP, because I actually am out there doing deals and teaching, but if @James Miller or @Jerel Ehlert want to learn  TPC I'd be happy to help..........but I'm not cheap.  

I see you are borrowing it all with a zero interest loan. is this seller financing or private money.

Spend some of that money on marketing.

Have websites up, doing direct marketing campaigns  and internet marketing w/ PPC, and spending money on education; real estate agent course, a lot of books (also bigger pockets books).
