They are building a buy and hold portfolio with bank money or doing lots of flips with bank/private money.

Finaly have first deal under contract, a week or so from closing, but...We've been working with a private lender terms were generally good, until it went through underwriting when it dropped from 70% to 60% LTV.  

Yes but I would be concern about the up fees and promote.I am very interested in your rating platform and if you are strictly limiting to open crowdfunding platforms or do you cover private crowdfunding deals.?

I was not aware that I had to have 6 months of mortgage payments in a reserve for every property I owned investment or private.

You can amend that to cater to a private transaction or use it as a baseline for the key clauses that are state-specific in FL.   

Not necessarily, if you are questioning the extent of the damage, a simple home inspection should reveal that.
