I know that I have the income to cover the mortgage on these properties even if vacant, as I have been aggressively attacking my debt by paying an extra $5,000 per month on principal payments on my car loans.

But, you are acting as a principal in the transaction, so you do NOT have to disclose information to them such as how high you might go (for example, 60-cents on the dollar), or how much you can flip the house for.

Lenders will often look for prior experience as a key principal, esp. if you don't already have a significant net worth relative to the loan.Finally, brokers place a lot of weight in their perception of how likely the buyer will be to close the deal.

I asked this on Facebook and Jason Chester said this, "I've had luck finding the principal address for LLC's on the Georgia secretary of state corporation search...but no responses from them, but I did not get a returned letter so they definitely got it."

I told him that we could structure it however made the most sense to him, but it would make sense to do a 70k note, interest only, with full principal payment in 2 years (or sooner).
