I ended up framing in a small portion of the garage just to help address that fear (pipes freezing).

Definitely one of my major fears as an STR/VR owner and operator!  

Just a thought, maybe I'm wrong and more and more demand will be prevalent as more people retire, but when I look at the macro trends I get more concerned about projects luxury good sales (such as nice rentals on the water in Cape Coral) and more and more bullish on cost-efficient healthcare services (think adult day care centers that provide basic care but lower the cost on the healthcare system by keeping people out of expensive nursing facilities and into cheaper care).

I'm in a pretty good position now, have reestablished myself, great credit, you name it--but moving past the fear of losing it all again has been paralyzing at times.

Your 90 day goals webinar was the push we needed to get off our butts, quit letting fear control us and go do something. 

It takes a lot of the fear away in going OOS.

Brokers/Agents here are not allowed to do anything to that Contract for fear of practicing Law without a license.

Best way to rid yourself of fear is to take action. 

I've heard it is a common mistake for rookie investors as a place not cash-flowing is a fear.

I fear that I could not find tenants that would actually want to move into any rentals in the area.
