Now I am politely trying to do the same thing. . .and she's kind of a captive audience because she's my tenant and she's discussed this all with me and shown me alot of the papers. 

I find social media a powerful tool when it comes to learning about people, just obviously need to be able to separate junk and focus on what matters.

If this is is just going to be a tool for tracking dollars, it should work fine.

what tools do you use to search for a title?

I have access to the MLS and Zillow,  and any internet site, but on the surface I can't seem to extract from these tools the information I need.  

However, I am not sure what kind of tools or techniques that can shelter the gain upon sale at the end of the project.
