This company called Zoom Prospector / GIS Planning does great demographic stuff in the PNW and Midwest.You can also purchase data... costs a few hundred, but may be worth it for scoping out-of-state stuff.

I know it sounds simple on the surface but detailing out how this money is handled when things don't go to plan could become more involved.

You maybe be able to live for free or pretty close to it, depending on how extreme you get with it...AND make some decent cash when you sell as well...especially on the 5 year plan vs 3.

Unless you plan to retire and do a cash-out refi and then live off the loan as opposed to income.

The seller had squatters in the house, and we were able to assist them with getting them out of the property before selling this South Land Park house to an experienced house flipper.

I have a plan to use my 529 plan to help me get started. 

We are planning to do STR so that it covers mortgage and make some cash flow.. we are looking at Condos in Florida.

Then as we grow we plan to get more into syndications.
