Personally if it is a loser for 2 years, then it is a bad deal.

:I suppose it's more useful as a way to check things off the list and gauge how much you could spend or would like to spend.Actually, the main purpose of the spreadsheet is the analysis provided on the left-hand side (columns B and C).  

Downpayment was through personal savings from my 9 to 5 and remaining financing for purchase and rehab came from hard money lender (Easy Sreet Capital).

You can find loads of online and in-person real estate events where you can meet many wholesalers!

In either case, I would say most lenders will not allow the use of funds if its not for business purpose only and you definitely cannot owner occupy on a DSCR loan. 

I personally specialize on the financing side of the house and help people get from where they are to where they want to be in regards to lending and financing these deals!
