As it pertains to the two units downstairs that I usually rent on a long term basis, I've come to the conclusion per guidelines I've read from FHA that they don't care as long as the risk of me AirBnb'ing my own primary residence isn't there. 

I would say very few.I could see that owner financing in the context of commercial property may be more likely because it eliminates some or all of the issues I outlined above.Just my two cents.

Right now they are making 5k per month. 

You might see 1 or 2 sell per year.

 Just wanted to add my two cents here as I did review a similar situation with @Jay Hinrichs a few months back.  

He said it can be rented for around 700-800 per unit. 

You might consider buying a 3 bedroom 2 bath that needs rehab work that sells for about $25k and another $30K in rehab work for an all in cost of $55K with a possible and likely rent of $1,200.00 per month After repairs.

Early research tells me that rental rates are pretty good here (about $1.25 per sqft), but would like to see if real investors on the ground experience the same.Also, on flood insurance, i'm finding quotes ranging from $600/yr to $1,500/yr but not clear how that works within the different flood zones and asset types.

Income: what are the going rents, price per space, cap rate etc.
