She has screened a few people interested from Facebook, and she’s set her mind on a couple living in a very bad apartments from another state, who want to move in immediately (like next week).

I know you guys had people come look at the rooms Saturday afternoon between 3 & 5.

I've gotten lots of information here, from lots of great people, but "life has been lifing", as they say. 

Any suggestions for how to relay this information to potential new tenants without scaring people off?

Attend meetups and meet as many people in RE as you can.

You got bad advice from your prior accountant.You received rental income and it should have been reported.it seems like maybe he was lazy and/or doesn't understand rental concepts.The only exception is if he is paying 'under-market' for rent in which case the property would be considered personal use.I would fix the issue and charge him market rent. 

This should draw further capital and also people looking to relocate for the cost of living. 

On a new build $275k is the sweet spot but if you go up to like $320 it better have a steep roof 9ft ceilings and curb appeal front or it will sit up to 90 days before selling.Its basically what most people can afford around here.
