Even if you create a non-CA LLC, if you are managing the business from California, you will likely be deemed to be "doing business" in California and therefore likely subject to CA taxes.

I would like to offer but I also want to make sure we both are taken care of and everything is legit.

Overall, it seems like a solid choice for those looking to invest out of state.

Example a few weeks ago: got a "customized' postcard saying something like "Dear Andrew, we noticed you recently bought a property on 3455 Main Street - we have access to many properties just like this one, all over town.  

I'd like to agree with him on a price and pay for the rehab and all of the costs and then sell it for him where he would take the agreed upon price and I would take the profit. 

Regarding a refinance on a sub2, are there any special conditions or is it straight forward like a normal refinance?

How much, well that depends how good or bad they are.It sounds like this is a turn-key type of company. 

I personally don’t like either  and don’t trust all tenants to use appropriately.
