@Michael EalyWhen you start with huge disadvantages, and I think your analysis is very spot-on there about it for Millennials, there's more of a tendency to become institutionalized in tenant mentality, the mindset of people who pay rent and expect a certain amount of free maintenance versus people who pay a mortgage and understand maintenance is all on them.It's all well and good to imagine yourself taking on the many do-it-yourself maintenance challenges of home ownership at 25, 30, 35.

You can split the ownership and profits in a way that makes since to both (or all) partners, because part of a good deal is a lot better than none of a good deal.       

When a fund is fully funded and the assets are acquired, the investors have ownership in a group of properties.   

A rental unit is more of a fixed rate and home ownership is more of a variable expense.

@Mark Franks They are just letting you know that the home that is now vacant will stay vacant once the buyer takes over ownership.

Learning in any of these areas will be a valuable segway into getting on the ownership side of real estate. 

Long distance ownership is not going to work for you since you have zero business skills.  

If the deal-finder's level of experience is low then his/her ownership might be low in order to entice the equity partner to invest.

These are duplexes I plan to build out but want to maintain ownership of and I’m looking to avoid going through the long and expensive process of subdividing in San Diego County.  

They do not search back on improvements done on the property during ownership.
