I research each property via the county's official records site to see what liens are on the property to help determine my max bid.  

A copy of the unexpired visa must be included in the loan file evidencing one of the following visa classes: A Series (A-1, A-2, A-3): given to officials of foreign governments, immediate family members and support staff.

Even if I view a property and sign a contract, I put a clause in there (I've done a couple of word doc deals) that states it isn't official until my wife approves.  

We mailed the official "Notice of intent to lien" (even though its not technically required) to both the homeowner and the GC.

You will not be "officially" allowed to do any work until day after closing and the home is yours.

Any new property I buy has my business name on the deeds & leases, I'm just one of the few local people working for the company (when I am a one man band) and I show up in an 17 year old van with the company name on the doors, anything I sign has my first name and the first 3 letters of my last name & I have a seal with the company name to make it look official to seal anything I sign for the company.

I never received any official paperwork of rehab completion or renter placement.

Listen to your Attorneys, stop work with him, do not pay him any more and higher a new contractor. document everything with pictures and notes before the new contractor starts work, even have the town Construction official and your Architect if you had one, come out and check over the work and write up a report of their findings. then proceed with the new contractor, fix what needs to be fixed of his work ( based on all your written reports you got ).

We were jumping the gun by showing before the tenants were even officially moved out, so we couldn't touch or clean up anything.
