Just some friendly advice you are coming off to strong and some what aggressive to your broker and the office, cause everyone knows the office finds out everything.

My clients that are buying class A right now are targeting 5 plus caps with a 5 to 7 year horizon with rent growth and cost savings to blend to a 7 plus cap rate.These are 30,40,50 million dollar type properties bought by family offices.

The properties were originally retail and office, but most recently are apartments, so I assume there is recapture of depreciation (not sure if that is section 1245 or 1250). 

Not to mention the elephant in the room: offices and strip malls, who needs them in this day and age?

From the class that I took, they told me all I would need either the case number of the loan officer information who was working on the case.
