I obtained a phone number and an address for the driver from my tenant, as well as pictures of the damage and of the vehicle in question along with license plate.

Shop around, take your time to obtain bids from different contractors, do not pay in advance!!!

I also get the principal paydown which is much farther along the amortizations schedule than I would be if I obtained a new loan.  

These are all great questions, however, they are all answered in obtaining the condo re-sale package after an offer is made.

From your experience when you have taken property to market as a turn key provider do you list the property through your brokerage or obtain buyers “off market” through relationships and/or places like BiggerPockets?

Were you able to obtain financing from a lender ahead of time for this investment?

They added a 20% prepayment penalty in my loan that I did not agree to and that they never mentioned to me when I was obtaining the loan.

Honestly, CapEx is not used when I'm obtaining "my" purchase price.

Speaking from experience on the other side of table (4 years as an underwriter; 3 years as a loan officer for a local commercial bank),  their are intangibles and "grey" areas involved when obtaining a small multifamily loan from a local bank.
