Also the cost of construction of Mod to sight built is not much different, the big difference is time, if you are doing an on the lot Mod, it can be done in a month or less if crews are available where as a site built may take 9 months+ to complete.

Why would it take 3 months for a deed to become available?  

And  if we did a 1031 exchange later, I think I'm correct that having this cost basis established at today's market value vs 2001's cost + improvements would serve me better in the 1031.- The depreciation amount for my rental house would be maximized bc would be set at the selling price / current market value vs 2001 cost basis + improvements.

-I gave them a 3yr option to buy at anytime-purchase price increases 1.5% every 6 months-They put $10k down (non-refundable) that will go towards their purchase-They pay $1850 in rent. 

The Investment I’m looking at is a  3 bed 1 bath and has a really nice already running Airbnb 1bed/1bath guest suite that generates an average of $1500/Month.

I used the values from the realtor.com website for purchase information and expenses, and the bank of america calculator to estimate closing costs.
