(They've lost over 40 customer whom I could have referred over due to this) (Old Republic)Tenant called with water coming up through the concrete and all carpet was wet. 

I have carpet in very few properties so paint cleanup if they are not pros isn't a big deal.

My tenant is claiming it might be from carpet or dust.

In the properties that I have I put down all new laminate on each one because I don’t want to deal with carpet and buying new carpet every 3-5 years.

Nothing is changing with any exits or use, just updating the kitchen and bathroom, painting, trim, pulling out some carpet, etc.

My initial plan, yet messy and jumbled, is to learn as many skills to be of use of value and gain enough income to fund my deals.I met an agent while I was looking at open houses today and I met his girlfriend who was also agent.

After we buy it, we plan to paint and carpet the vacant unit, and raise rent on all other units to market value. 

We installed new carpets & doors & it rented for $675 but the kitchen was a depressing circa 1970's.

How does one determine what qualifies as "normal wear and tear" with regard to carpet?  

If I go with carpet, what are your suggestions please and where to go?
