I have been in contact with some real estate agents.I have one real estate agent that has asked me to sign an agency agreement and $300 in order for me to work with him.

The morale is to make sure you find someone who is experienced in doing this because there a lot of people who are registered with applicable agencies, but don't know everything. 

There never were "many" and agency products do not allow it.  

It only benefits tenants in a very small and select way...per the three credit agencies, less than one percent of reports ordered have any rent information. 

Also, in a mainstream asset class like value-added multifamily, I see no reason to take a risk on a sponsor that doesn't have full real estate cycle experience and didn't lose money.

Recorders office has it straight so that is the important thing.Or perhaps the foreclosing agency/bank is slow in dealing with the house, sitting on it for whatever reason and not really marketing it.Or perhaps it went onto one of the web based auctions for a while and when it never was sold the bank took it back and is now sitting on it. 

Living in it for a couple years you may be able to refinance the property and reduce your monthly payment which could help.Check your local government agency website, you should be able to locate a tax estimator or be able to look up tax info on single family rentals.

IF SOMETHING GOES SOUTH BETWEEN YOURSELF/LLC AND THE SELLER AT SOME POINT IN THE FUTURE, THE PARTY THAT BRINGS A SUIT WILL USE THIS, AND ANY OTHER NON-STANDARD DIFFERENCES BETWEEN THIS TRANSACTION AND A MORE "MAINSTREAM" TRANSACTION IN ORDER TO REPRESENT THEIR CLIENT. 

Some provinces' social development agencies have programs where they will provide various forms of support in exchange for a portion of a building being dedicated to affordable housing.  

I'll probably keep looking there and AirBnB, and VRBO and local agencies.
