As Wayne points out, there are two factors to consider, that often times are mingled together.

In my market (Columbus, OH) a SF next door to a duplex unit isn't going to rent for dramatically more in most areas, assuming similar factors of condition, sq ft, etc..

So our business has mainly been buy and hold larger multi family buildings but we have come across a 4 unit that we can not pass up but need some experience advice on which route to go.

@Tyler AubeI can't say much about the process because I was working for a public housing authority at the time and I was mainly evaluating the software aspect.

This investment didn’t meet all the criteria as a flip as appreciation was a huge factor.

Yes i wouldn't be opposed to living in a unit, and no i'm not claiming that income on tax returns it's mainly for fun and AFAIK i don't want to and don't need to pay taxes i think

The three major factors are money, time, and skill/drive, and you always hear people say bring at least two of those factors to the table.
