Great job growing quickly with super low cost properties.Just don’t forget that there will be bumps along the way, especially when dealing with lower income housing. 

@Gregory Hiban I heard Keller's commission splits were a little low. 

Supply for two bedroom in a two family is low.

You will most likely require minimum 20% down.There are ways to do no/low money down but it is very risky and 10X the amount of work to succeed.

Too many things can go wrong when you know what you are doing and in your case you can multiply that 10 times since your experience level is very low.

(to start negotiation the offer was low) the sellers agent didn't submit it to seller he just said he know the seller won't take it.

Would this be a good start for someone with little experience and low funding?

I will submit at least 5 properties, but the odds of closing one of them are very low.
