Depending on the relationship you have with your tenants, you may get threats, etc. but they don't have any standing against you.Aside from renovating the kitchen:I would definitely have the HVAC checked and serviced by a reputable company in your area.

Either way it’s a small niche.I’d also caution you on you’re maintenance costs. 5 bedroom probably means more bathrooms, a physically larger house with more plumbing, roof tiles, larger hot water heater etc.

How similar is that unit yours is it larger or smaller those are also factors and it’s overall appeal and if it had factors that were better than yours that could help offset the fact it’s in the basement I could still be worth a similar value to your unit .
