I had a huge remodel, and when I finished I sat down with the customer to go over the job.

I'm in the Reno / Tahoe market and there are STR and MTRs that can still cash flow but the appreciation in the area is going to be strong based on the limited supply of buildable area and the tech jobs moving to the area. 

Specifically, there's job growth (Intel, Honda, Amazon, Nationwide, etc) and the population is growing (unlike Cleveland or Cincy).

2) Can you "keep your day job" while you get started?

While you'll find a few YouTubers doing their thing, I believe "Lili invests" does the best job of touching on the topics and tools newcomers need to know in order to be successful - CRMS, lead generation, building lists, identifying great deals etcI hope that helps and good luck on your RE investing journey!

@Alex Yost Chimneys are one of the items where I always recommend two quotes for a job (unless you have your "guy", and you obviously don't have your chimney guy yet...

Overall, he did a good job, but there are issues that will show up on an inspection that aren't necessarily liabilities.
