The key is the inventory must keep moving.We spend our own money to lock these properties in.

I can't refuse, it's a decent property too, before market crash was appraised in 250 range.  

This family member is looking for a property in the $120k price range, has $30k to put down, and wants $600-$700 a month payments.  

The cost of a mortgage versus what I pay in Rent is WAY out of our price range.

It's difficult enough to find a Single Family for $100k; it's going to be a challenge to find a decent multi-family, in New Jersey, in that price range.
