Look at everything that has sold, look at stuff on the market, start making your own comparisons, basically you want to know almost instantly if its a good deal or not (Of course the inspection will give you a better understanding) But from the outside, for the offer, you need to act quick, especially in this market for small multifamily.

I would let them know that not only will you not be reimbursing them for unapproved work, but you now have to hire someone to inspect the repair to make sure your property is protected.

As for managing a rehab as long as you get a scope of work from a GC they can manage the day to day and you can spend a couple hours inspecting.

If you do an inspection and find up a chewed up molding, schedule a repair and she pays for it (not at the end during final walk out, but scheduled inspections).
