What are so creative ways to use my SFR loan and still hit my budget mark?

Hello,  We are looking into creative financing for a new investment property that may take 18-24 months compared to hard money and extending.  

There also are going to be some banks that refuse to be creative and have a very small box and other banks that are up for being more creative, massaging their LTV, changing their rates if you will shorten your arm, etc.

Looking for tips, pointers and musts for incorporating my rental property into my upcoming taxes.

I would rather buy now than since the competition seems to have slowed down.Does anyone have a creative solution as to how I can come up with the money.

It is always fascinating to see how creative investors can get to make a deal work. 

You should be able to find one that can get creative, even though you might have to go to a few before you find one you jive with! 

Lenders are starting to get creative again, I would start looking around before I pull from you 401K
