Anyone have any thoughts on Alabama as a potential market? 

What have been your hurdles, if any, getting into the short term rental market? 

After the fix I want to put it on the market so I can pursue other real estate opportunities.

We're reaching out to other professionals who have done some investing in Alabama or who are very familiar with the market, (i.e. which are the more favorable counties in which to invest?) 

Its a 4BR/3BA lake house in the woods of Wisconsin and on septic.

Currently in the process of buying a house in Pennsylvania at a judicial tax sale through a county Tax Claim Bureau.  

While this would improve the cashflow and cap rate for resale, I'm wondering if it would shrink my market of buyers, since they could no longer use conventional financing as it would no longer conform to a 2-4 unit building.

Even if you clarify that your return has "just 2 properties", it's still the same as clarifying for your contractor that "this house has only 2 bedrooms."

I wanted to know if the president has any legitimate levers that they can pull to impact housing.

In my area sellers want "as is" but with the market not being insane you can negotiate with the seller.
