Understand that those that teach at any level for compensation are basically in competition for your "educational" dollar.

I attended another guru introductory meeting and it had the 90s hyped up motivational music, the overly enthusiastic presenter (think Ben Stiller back when he was in Heavy Weights), and plenty of pictures of exciting vacations with sexy cool things.

Based on the way it sounds your pricing works though, and i think this is the point @J Scott was driving at, you may not be as competitive for an investor to use as another contractor.

Little less cash flow out here and competitive market, so that might be one reason why...Seems like lots of Houston/texas investors on here (many from CA), so you might be able to drum up quite a bit of business if you connect with them..

There is a matter of eliminating competition for banks, that's a plus for the big and small banks or regulated lenders.

Way too many folks look at others in the industry as their competition and they really aren't.

One DIY guy tried laying in rubber roofing on a heavy tar compound & then tarred the o/lapping joints.

Budget for dropping occupancy, it's going to happen...Your competition for these properties are the Chinese, Australians who just want their cash out of their country where cash flow is frosting.
