Hang in there.

Many options.You get your license first, then find a broker to hang your license with.

Then a month or two later you’ll sell it at a substantial loss and hang your head in shame for a while.

But hang tough with it.

Lowes if you hang out at the pro desk of lowes and home depot when they open in the morning introduce yourself to some of the contractors let them know what you are looking for. 

It has managed to hang in there and allow us to get the concrete in.  

As an example, we were hanging green board (water resistant) sheetrock yesterday in preparation for a new bathroom.  

(But to answer some of your questions, I use PM, tenants do all utilities, nearly 100% occupancy for the last 5 years, 10% held for repair and cap ex - roofs all installed within last 5 years, foundations good, HVAC good.)The financing is the big hang-up.

A bit like how the two guys got an ISDA in the movie "The big short"Strictly speaking they're not mentors, but now and then I get a push in the "right direction".So, although hanging out at places with more successful people helps, it's not always a guarantee to find someone though, sometimes there are some dodgy characters there too :)
