They have been firm on "not taking a hair cut" but you made me think of this from another angle: It has cash-flowed for them for 10 years and I believe they put in 25% originally, so you're right, they could still break-even despite a lower sale price.

I also added clauses to the lease about not allowing holdover tenancy (the lease ends when it ends, no automatic extensions) and a clause about the other tenants needing to vacate before the new ones can take possession.

Since it's on the market, I would recommend taking it off, doing extensive research to find a butt-kicker of a realtor who'll market the crap out of your property.

Another stipulation would be that the seller has to ensure the property is clean after the current tenant vacates which is the reason for the 45 day extension (i.e. 30 days to vacate and 15 more to clean and close on the property).
