As far the cost, you should pay that yourself as owner and charge a rent that "includes utilities." 

I find it's helpful to look at what other owners are asking for in terms of deposit in your market place.

99% of people are either using their own account as a co-host attached to the property owner's account, or using a separate business account where they host all of the other listings under that one account. 

However, if you as a buyer are not able to perform on the said closing date, they will charge you a fee of $200 per day( clause 5j) for every extended day.Also, clause 4 of the addendum states that you will have to pay the closing costs between Owner of Record and NWA.
