hello everyone my name is Paul Cho, brand new member to the bigger pockets forum.have been learning via bigger pockets podcast, purchased BRRRR book by david greene (1/3 into the book, very informative)my situation - i got lucky through my dad getting a house upstate NY as a gift. everything is paid for. he didn't know what to do with the house cause he's always traveling overseas. so i'm here with this house, applied for HELOC (in the process).

The typical property we target has the following characteristics:Single familySale price < $400,000Bedrooms: 3 to 4Garage: 2 to 3Stories: 1 or 2Note that while the green area appears homogeneous, in actuality it is more like Swiss cheese.Below you will find the statistics we generate each month.

In the last 2 months since we joined bigger pockets, I have read the following:How to Invest in Real Estate by Brandon Turner (Great Book)BRRRR by David Greene (Another Great Book)The Book on Tax Strategies by Amanda Han (Highly Recommend)The Book on Advanced Tax Strategies by Amanda Han (Great Book)Your Best Business Entity for Real Estate Investing by Michael Landtrip (Horrible Book, don't waste your time or money)Fortunately I have two international flights coming in the next couple of weeks with plenty of time on an airplane to read, so I want to make the most of my time. 

The core 4 is David Greene’s strategy for long-distance and made up of a realtor, contractor, property manager, and lender.

Looking for some guidance on purchasing my 1st out of state rental property: -125k+ to invest -Looking for SFR or small MFR (2-3 units) -Buy & Hold strategy -Living in CA (preference to invest in a close-by state) Currently re-reading David Greene's book on Long Distance REI & feel like I'm getting analysis paralysis.

It seemed logical so I started looking for more info on it.i came across David Greene’s book on BRRRR and couldn’t put it down.

After reading David Greene’s book on long distance real estate investing and watching the BP/Mynd YouTube series on helping someone invest OOS,I’ve been more confident that I can find a market that’ll work for me.
